Me\u0111utim, crnogorski Zakon o porezu na nepokretnosti, u kombinaciji sa op\u0161tinskim odlukama, nudi <b data-path-to-node=\"9\" data-index-in-node=\"256\">izuzetno visoke procente umanjenja<\/b> koje ve\u0107ina starijih sugra\u0111ana ne koristi u punom kapacitetu jer nisu upoznati sa procedurom. U ovom vodi\u010du za <b data-path-to-node=\"9\" data-index-in-node=\"402\">2026. godinu<\/b> detaljno obja\u0161njavamo kako da zakonski smanjite svoj porez na nekretnine.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-52473054 elementor-widget elementor-widget-heading\" data-id=\"52473054\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">1. Umanjenje od 20% do 50% za primarni stambeni objekat<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"vamtam-has-theme-widget-styles elementor-element elementor-element-47834adf elementor-widget elementor-widget-text-editor\" data-id=\"47834adf\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p data-path-to-node=\"12\">Ovo je najva\u017enija i najdostupnija poreska olak\u0161ica. Ako je penzioner vlasnik stana ili ku\u0107e u kojoj stvarno \u017eivi (to se zakonski naziva primarna rezidencija ili objekat koji slu\u017ei za glavno stanovanje), on ima pravo na drasti\u010dno smanjenje poreske osnovice.<\/p><ul data-path-to-node=\"13\"><li><p data-path-to-node=\"13,0,0\"><b data-path-to-node=\"13,0,0\" data-index-in-node=\"0\">Umanjenje za vlasnika:<\/b> Sam vlasnik nekretnine automatski ostvaruje pravo na <b data-path-to-node=\"13,0,0\" data-index-in-node=\"76\">20% popusta<\/b> na ukupan iznos poreza.<\/p><\/li><li><p data-path-to-node=\"13,1,0\"><b data-path-to-node=\"13,1,0\" data-index-in-node=\"0\">Umanjenje za \u010dlanove doma\u0107instva:<\/b> Za svakog \u010dlana porodice koji \u017eivi u tom istom objektu i sa vlasnikom dijeli zajedni\u010dko doma\u0107instvo, porez se dodatno umanjuje za po <b data-path-to-node=\"13,1,0\" data-index-in-node=\"167\">10%<\/b>.<\/p><\/li><li><p data-path-to-node=\"13,2,0\"><b data-path-to-node=\"13,2,0\" data-index-in-node=\"0\">Maksimalni zakonski limit:<\/b> Ukupno umanjenje po ovom osnovu mo\u017ee iznositi <b data-path-to-node=\"13,2,0\" data-index-in-node=\"73\">\u010dak do 50%<\/b>.<\/p><\/li><\/ul><p data-path-to-node=\"14\"><i data-path-to-node=\"14\" data-index-in-node=\"0\">Primjer iz prakse:<\/i> Ako penzioner \u017eivi u svom stanu sa suprugom i jednim \u010dlanom porodice, on ostvaruje pravo na 20% (za sebe) + 20% (za dva \u010dlana) = <b data-path-to-node=\"14\" data-index-in-node=\"148\">40% popusta na godi\u0161nji porez na imovinu.<\/b><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-56ca5145 elementor-widget elementor-widget-heading\" data-id=\"56ca5145\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">2. Faktor starosti i amortizacije objekta (Umanjenje do 60%)<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"vamtam-has-theme-widget-styles elementor-element elementor-element-559bb331 elementor-widget elementor-widget-text-editor\" data-id=\"559bb331\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p data-path-to-node=\"16\">Penzioneri u Crnoj Gori \u010desto posjeduju nekretnine koje su izgra\u0111ene prije nekoliko decenija. Prilikom obra\u010duna tr\u017ei\u0161ne vrijednosti nekretnine, op\u0161tinske uprave lokalnih javnih prihoda su du\u017ene da ura\u010dunaju amortizaciju, odnosno starenje objekta.<\/p><ul data-path-to-node=\"17\"><li><p data-path-to-node=\"17,0,0\">Za svaku godinu starosti zgrade ili ku\u0107e, poreska osnovica se umanjuje za odre\u0111eni procenat (naj\u010de\u0161\u0107e oko 1% godi\u0161nje).<\/p><\/li><li><p data-path-to-node=\"17,1,0\">U ve\u0107ini crnogorskih op\u0161tina, ovo umanjenje mo\u017ee i\u0107i <b data-path-to-node=\"17,1,0\" data-index-in-node=\"53\">\u010dak do 60%<\/b>. To je razlog za\u0161to su rje\u0161enja za starije stanove i porodi\u010dne ku\u0107e znatno ni\u017ea u odnosu na novogradnju sli\u010dne kvadrature.<\/p><\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4cac498d elementor-widget elementor-widget-heading\" data-id=\"4cac498d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">3. Osloba\u0111anje od poreza pri prenosu imovine unutar porodice<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"vamtam-has-theme-widget-styles elementor-element elementor-element-6546f7cf elementor-widget elementor-widget-text-editor\" data-id=\"6546f7cf\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p data-path-to-node=\"19\">Starija lica \u010desto u poznijim godinama \u017eele da rije\u0161e pitanje imovine i prepi\u0161u stan ili ku\u0107u na djecu ili supru\u017enika, kako bi izbjegli komplikovane ostavinske postupke u budu\u0107nosti.<\/p><p data-path-to-node=\"20\">Ovdje je va\u017eno znati da se <b data-path-to-node=\"20\" data-index-in-node=\"27\">porez na promet nepokretnosti (koji iznosi od 3% do 5% u zavisnosti od vrijednosti)<\/b> uop\u0161te ne pla\u0107a ako se prenos vr\u0161i unutar <b data-path-to-node=\"20\" data-index-in-node=\"153\">prvog nasljednog reda<\/b>. Dakle, kada penzioner prepisuje ili poklanja nekretninu svojoj djeci ili supru\u017eniku, primalac je u potpunosti oslobo\u0111en ovog tro\u0161ka. Isti princip va\u017ei i za ugovore o do\u017eivotnom izdr\u017eavanju ako je davalac izdr\u017eavanja zakonski nasljednik prvog reda.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-79d28967 elementor-widget elementor-widget-heading\" data-id=\"79d28967\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Klju\u010dni korak: Za\u0161to popusti ne sti\u017eu automatski?<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"vamtam-has-theme-widget-styles elementor-element elementor-element-66f8b12b elementor-widget elementor-widget-text-editor\" data-id=\"66f8b12b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p data-path-to-node=\"23\">Najve\u0107a administrativna zamka na na\u0161em tr\u017ei\u0161tu le\u017ei u tome \u0161to lokalne op\u0161tinske uprave <b data-path-to-node=\"23\" data-index-in-node=\"88\">nemaju automatski uvid u to ko stvarno \u017eivi u kom stanu<\/b>. Ako ne podnesete zahtjev, op\u0161tina \u0107e va\u0161u nekretninu tretirati kao &#8220;sekundarni objekat&#8221; (objekat u kojem niko ne \u017eivi), \u0161to nosi znatno vi\u0161u poresku stopu i nula procenata popusta.<\/p><p data-path-to-node=\"24\">Da bi penzioner ostvario svoja zakonska prava, potrebno je da Sekretarijatu za lokalne prihode u svojoj op\u0161tini preda:<\/p><ol start=\"1\" data-path-to-node=\"25\"><li><p data-path-to-node=\"25,0,0\"><b data-path-to-node=\"25,0,0\" data-index-in-node=\"0\">Potvrdu o prebivali\u0161tu<\/b> (izdaje MUP) \u2014 kao dokaz da vlasnik \u017eivi na toj adresi.<\/p><\/li><li><p data-path-to-node=\"25,1,0\"><b data-path-to-node=\"25,1,0\" data-index-in-node=\"0\">Ku\u0107nu listu<\/b> \u2014 kao dokaz o broju \u010dlanova doma\u0107instva radi ostvarivanja dodatnih 10% popusta po osobi.<\/p><\/li><li><p data-path-to-node=\"25,2,0\"><b data-path-to-node=\"25,2,0\" data-index-in-node=\"0\">Kopiju rje\u0161enja o penziji<\/b> (u pojedinim op\u0161tinama postoje i dodatne subvencije za socijalno ugro\u017eene penzionere sa minimalnim primanjima).<\/p><\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d56284a elementor-widget elementor-widget-heading\" data-id=\"d56284a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Zaklju\u010dak: Informisanost \u0161titi porodi\u010dni bud\u017eet<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"vamtam-has-theme-widget-styles elementor-element elementor-element-7d9f92f elementor-widget elementor-widget-text-editor\" data-id=\"7d9f92f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p data-path-to-node=\"28\">Pravni sistem Crne Gore nudi jasne mehanizme za\u0161tite i olak\u0161ica za stariju populaciju, ali sistem zahtijeva va\u0161u inicijativu \u2014 administracija vam ne\u0107e sama obra\u010dunati popuste ukoliko ne dostavite ta\u010dne podatke i dokumentaciju.<\/p><p data-path-to-node=\"29\">U na\u0161em radu primjenjujemo <i data-path-to-node=\"29\" data-index-in-node=\"27\">human-centric<\/i> pristup poslovanju.
